Housing & Homelessness

The Challenge

In most areas of North & West Kent, there are no private properties available where the full rent would be covered by the Local Housing Allowance rate, meaning clients have to top up their benefit payments or risk falling into rent arrears and putting them at risk of homelessness.

Around two thirds of our Clients are renting their homes, either privately or from a council or housing association. 

Disrepair (incl. damp and mould) was the most commonly seen issue for clients in both private and HA properties.

For council tenants, suitability of accommodation was the biggest problem.

 

 

How we Help

We have a number of different projects to support Clients with housing and homelessness issues, including legal representation at court.

1.  Homelessness Prevention

We currently have 3 separate funded projects:

  • HPP (Homelessness Prevention Project) funded by the National Lottery Community Fund

  • Homelessness Prevention in Tunbridge Wells Borough funded by The Hollick Family Foundation

  • Homelessness Prevention funded by The Nationwide Foundation

All of these look at early intervention to prevent cases progressing to court and/or eviction. Our advisers work with Clients on income maximization and budgeting, and we also have close working relationships with housing teams at our local authorities. 

Legal advice and representation

  • Since September 2024, we’ve been able to offer Legal Aid to eligible clients — allowing us to support people seamlessly from the moment they receive a possession notice right through to representation in court.
  • As part of our housing contract, we’ve also delivered early legal advice and run the in-court duty desk under the Housing Loss Prevention Advice Service (HLPAS) at both Medway County Court and Maidstone Combined Court.

 

3.  Campaigning for Change 

We advocate for fairer systems through networking and our R&C work:

  • regular attendance at Local Authority Housing drop-in sessions
  • campaigning to end “furniture poverty” for housing association tenants, caused by properties being let completely empty

Working with Partners

We are keen to work with community partners to identify and support local people at an earlier stage, before they reach crisis point.

If you are a support organisation, you may see the warning signs before your client does.

With the client’s permission, you can make a direct referral to our Homelessness Prevention Project using ReferKent – a free online secure referral system supporting partnership working across Kent. We will then make contact with your client to offer support.
